    Home Inspection for buyers and sellers

    We offer the most comprehensive home inspection service available servicing Southeast Florida.

    We start at the roof and evaluate not only the roof surface, but also the chimney, the ventilation system, the electrical service entrance, the plumbing stack, and any other systems or components located on the roof.

    Our next step is to inspect the exterior of the home. We use a macro and micro approach to look at both the big picture and all the details.

    We then move inside the house, and starting at the bottom, work our way up through the home into the attic. While inside, we address such things as the structure, the heating and cooling systems, the electrical and plumbing systems, the interior finishes, the insulation and ventilation, and accessories such as fireplaces.

    Our evaluation is then communicated through a detailed inspection report, which includes descriptions of all the systems in the home, as well as any recommended improvements. This will help you prioritize the improvements and develop a blueprint for your future in the home.

    Best of all, our services don’t end with the inspection. We will be there for you in the future. For as long as you own the home, you can call with any additional questions — at no extra charge!

    Pool and Spa Inspections

    Our pool and spa inspections are performed at the same time as the home inspection. We will do a is a non-invasive visual inspection of accessible components to evaluate their condition. This includes the filter, pump, and heater if applicable, the pool surface, surrounding decking, the water flow from the pump to see if it’s sufficient, all lights and ladders. 

    The evaluation of the pool and spa is communicated as part of the home inspection report.

    Infrared Camera (Thermal Imaging)

    With our regular inspection, we will check ceilings with a flashlight, looking for stains or discolorations. Using an infrared camera during the inspection of the house helps add a layer of protection. An infrared camera detects surface temperature differences. For example, moist drywall will be cooler when dry and will be detected by this camera. We also use it on the electrical panel to detect overheating breakers, a potential fire hazard.

    Homes older than 1960  

    Homes built before 1960 require extra time checking the older electrical and plumbing systems for defects. In addition, if it includes a crawl space under the flooring, additional inspection time is needed. Usually, this is a forgotten space, can be the source of many issues.

    Inspections for potential insurance discounts in South Florida

    Wind Mitigation Inspection

    You are eligible to get a discount on your home insurance when you get a certified wind mitigation inspection. Learn how to prepare your home against winds and water damage from Florida’s hurricanes. Our Wind Mitigation Inspection will give you information about the structure of your home and how to increase its safety. 

    Inspector Rick Guerino will look at details such as the roof’s age, hurricane shutters, roof joist fasteners, hurricane-rated doors for the home and garage. 

    The evaluation of the wind mitigation inspection is communicated through a detailed report with photos to recommend improvements to your home.

    4 Point Inspection

    When purchasing a Florida home that is more than 30 years old, you will need a 4 point inspection to be eligible for home insurance. The insurance underwriter may decline insurance coverage if the home does not meet its guidelines.

    The four house systems of Roofing, Heating and Cooling, Plumbing and Electrical, need to show they are maintained in good working order. The main concern for the insurance company is that the house may become a liability if these systems fail and cause a fire or water damage.

    The evaluation of the 4 point inspection is communicated through a detailed report with photos to recommend improvements to your home.

    Special service inspections

    Mold Testing

    Some mold can cause severe damage to a home and make you and your family members sick. Unfortunately, Florida’s humid climate presents the right conditions for mold spores to grow and multiply.

    You should get a mold inspection if you suspect mold, if you have allergies, if mold is present from previous leaks, or if you can smell it.

    We start with a non-intrusive visual inspection aided by a moisture meter to discover potential sources of moisture. We then take two indoor air samples in the areas of concern to identify the strain of mold and one outdoor sample to provide a baseline. Finally, the samples go to a certified lab for results.

    The evaluation of the mold inspection is communicated through a detailed report with photos, a summary of lab results and recommendations to correct moisture conditions.
